Biography

Anastasia Herasimovich is a partner in the Firm's Global Real Estate Practice Group and is based in Chicago. She is a co-chair of the US Real Estate Group and is chair of the Global Commercial Construction Taskforce. She advises a wide range of clients, including Fortune 500 and publicly traded companies, on all aspects of commercial real estate law, with a particular focus on domestic and cross-border construction projects and real estate aspects of corporate transactions.

Having lived and worked in six different countries, Anastasia brings her diverse international experience to her clients and pro bono work.

Anastasia was recently recognized by The National Law Journal as a 2022 Trailblazer in Real Estate and Construction Law. She is likewise a 2021-2023 Real Estate Lawyer of the Year Finalist at the Women in Business Law Awards (North America).

Practice Focus

Anastasia focuses her practice on construction projects across multiple industries, locations and geographical regions. She represents domestic and international owners, contractors, architects and engineering firms in all phases of construction projects — from site selection and acquisition, handling design agreements for complex state-of-the-art facilities, to structuring and completion of the construction using various delivery and pricing models. Anastasia has extensive experience in structuring and managing complex multisite and multijurisdictional construction program rollouts involving commercial, industrial, warehouse, healthcare, retail, mixed-use and religious properties in 100+ jurisdictions. She regularly helps clients with standardization of and improvements to consultancy and construction templates in order to bring savings, efficiencies and consistencies to the contract development and implementation process.

Anastasia also has significant experience in managing corporate real estate portfolios of multinational companies, including optimization and repurposing of real estate, transfers of large real estate portfolios, property management, licensing requirements, and land use matters.

Representative Legal Matters

  • Acting as lead partner for a key client in connection with its worldwide multimillion construction projects in 100+ jurisdictions — from development of structuring memoranda and services agreements, to structuring, drafting and negotiating complex design and construction documents using various pricing and project delivery models (design-bid-build, design-build, construction management and modular construction).

  • Acting as lead partner to several key clients in relation to standardization of global design and construction templates to be used for projects around the world, as well as development of legal process improvements resulting in efficiencies and consistencies.

  • Advised several US-based and global companies in the assessment of their global real estate and construction portfolios in light of COVID-19 implications, and developed a comprehensive strategy and process improvements leading to negotiations with landlords and contractors, resulting to millions in savings.

  • Representing key corporate clients of the Firm in connection with: (i) repurposing, redevelopment, remodeling and fit-out projects; and (ii) real estate advisory relating to corporate reorganizations.

  • Acting as global construction counsel to leading architectural and engineering firms, and advising on initial entry into foreign jurisdictions and global licensing requirements.

  • Represented a key client in connection with several innovative modular construction projects of unique real estate buildings in the Pacific Islands.

  • Advised a large religious organization in relation to a complex design and construction of its religious building in Cape Verde.

  • Represented one of Europe's biggest grocery chains in connection with the construction of more than 60 retail stores and distribution centers in the US, valued at USD 300 million.

  • Advised a leading international beverage producer on the construction of its USD 2 billion manufacturing facility in Latin America, based on complex CMA and CMR delivery models.

  • Advised a global biomedical science and technology company in connection with the USD 66 million remodeling and construction of its scientific research headquarters to be located on campus of a leading US university.

  • Represented a luxury fashion retailer in a post-merger integration of more than 250 US commercial properties as a result of a USD 2.4 billion merger with a luxury fashion company.

  • Represented a leading telecommunications company in the integration of multiple commercial properties in the US and in over 20 jurisdictions as a result of a USD 400 million spin-off sale of its automotive business segment.

  • Led projects aimed at developing advisory memoranda relating to best practices on developing post-conflict national constitutions, a global handbook on legal mechanisms and rights available to unaccompanied children crossing borders in various foreign jurisdictions, international rule of law initiatives, corporate governance documents, as well as specific real estate legislation for various jurisdictions.
